Jim Lucas performs residential, manufactured home and commercial inspections in Sacramento, El Dorado and Placer Counties. He conducts expert witness inspections throughout California. Fees for services are based upon the buildings age, type and components. Professional inspectors do not give cost estimates nor do any work on a structure they have inspected. Therefore, the inspector has no vested interest in the outcome of the report.

Why Inspect My Property?

Most home buyers will encounter major repairs with five years of their purchase. To reduce that risk, make your purchase contingent upon a thorough inspection by a professional building inspector. Nearly all Realtors will advise their clients that inspection defects dealing with health, safety or structure are legitimate items to ask a seller to repair.

Many sellers have the wisdom to get a pre-sale inspection on their home. This allows them to remove "red flag" items before the buyers’ inspector finds items that could cause the transaction to fall out of escrow. The Inspection

Your inspection will include: interior and exterior, attic, roof, chimneys, sub-areas, appliances, pools, spas, electrical system (plus the wiring inside panels), plumbing, heating and cooling systems and much more.

Insurance Protection

The client and the Realtors are insured by the inspector against errors and omissions (E & O) and for general liability/property damage. In addition, Jim Lucas Enterprises has a $5,000.00 fidelity bond in place.
